For National General Contractors and Franchise Teams: Your Self-Performing Trade Partner in St. Louis
Updated: 2 days ago
Salem Developments LLC is a St. Louis commercial contractor that self-performs interior trades for national general contractors, construction managers and franchise construction teams with projects in Greater St. Louis. We work as the local trade partner on your contract, or as the general contractor for a franchisee, and we are set up to answer a rollout team's qualifying questions on this page.
What we self-perform
Selective interior demolition
Metal stud framing (light and heavy gauge, shaft walls, rated and sound-rated assemblies)
Drywall hanging, taping and finishing (Level 4 and Level 5)
Acoustical ceilings (ACT) and specialty ceiling coordination
Commercial interior painting and wall finishes
Finish carpentry, doors, frames and hardware installation
Flooring coordination and installation
Site and interior demolition with erosion control
Mechanical, electrical, plumbing, fire protection and low-voltage are coordinated under a general-contracting scope and excluded from trade packages unless listed in writing.
How we work with national teams
As your local sub. A defined package (for example demo + framing + drywall + ACT + paint) priced from your drawings, addenda and scope sheet, with exclusions written out, so your estimator can compare it line for line.
As the GC for your franchisee. Full interior build-out under one contract, coordinating the licensed MEP trades, permits and inspections, with the landlord work letter and your prototype standards reviewed against the actual St. Louis shell before mobilization.
Preconstruction help. Site walks, existing-condition photos and dimensions, local permit timelines (St. Louis City, St. Louis County, St. Charles County, Chesterfield's zoning step) and supplier lead times, so your bid carries fewer assumptions.
Field communication. Daily photos, conditions, manpower and inspection status from the field, so the out-of-town PM can make decisions without a site visit.
Brand and prototype experience
Completed interior and site work includes Happy Cat Hotel & Spa (St. Louis), Einstein Bros. Bagels (Creve Coeur), Live Well Massage Therapy (Kirkwood) and site demolition for RISE in Maryland Heights for Ironstone Development. Recent prototype and rollout packages priced in the St. Louis market include CAVA, Boot Barn, Sephora, Skechers, DTLR, Club Pilates, Panera Bread, Chase, Bob's Discount Furniture, Arhaus, Scooter's Coffee, Club Car Wash, Valvoline, Ashley, Barnes & Noble, PetSmart, Quest Diagnostics, SSM Health and Morgan Stanley. We read prototype drawings, finish schedules, signage and millwork criteria and landlord work letters as a normal part of pricing.
Public and prevailing-wage work
We price Missouri prevailing-wage and public work (school, state and municipal projects) with certified payroll, and have bid school, state-agency and USPS packages in the region.
Qualification package
Available on request for prequalification: certificate of insurance, W-9, references from completed projects, sample scope letters and a trade capability statement. Tell us your prequalification platform and we will complete it; we maintain profiles for bid-network invitations.
Service area
St. Louis City, St. Louis County and St. Charles County, including Chesterfield, Creve Coeur, Clayton, Kirkwood, Ballwin, Maryland Heights, St. Peters, O'Fallon and Wentzville, plus the Metro East (Edwardsville, Fairview Heights, Granite City) in Illinois.
