RISE Parking Lot Improvements at 11828 Lackland Road, Maryland Heights, is a site project: Salem Developments performed the demolition and erosion-control package for general contractor Ironstone Development, preparing an occupied commercial property's parking lot for new concrete and site improvements.

Project at a glance

  • Owner: RISE Services Inc.

  • General contractor: Ironstone Development L.L.C.

  • Civil plans: TWM Inc.

  • Location: 11828 Lackland Rd, Maryland Heights, MO

  • Project type: parking lot and site improvements, building occupied throughout

  • Salem's role: demolition and erosion-control subcontractor

  • Scope: site demolition, asphalt and curb removal, erosion control, fine grading

Scope

  • Full-depth asphalt removal at the areas receiving new concrete (the remaining lot stayed asphalt for milling and overlay by others)

  • Demolition of asphalt curbing throughout the areas marked to be removed, the largest single item on the job

  • Removal of wheel stops, signs and bollards

  • Hydrant and water-line demolition

  • Transformer-pad demolition

  • Sitewide erosion control: wire-backed silt fence and inlet protection

  • Fine grading outside the paving limits

  • Haul-off and disposal

  • Curb-trench excavation along the removed curb lines, added by change order at the GC's request

What made it different

  • Occupied building, phased lot. The owner's operations continued through construction, so the lot was taken in phases with access maintained. Salem priced the base work in two phases with a per-mobilization adder for additional phases, so the GC could sequence around the owner's needs without renegotiating.

  • Scope alignment before award. The bid scope was audited against the GC's own scope table line by line, which surfaced items that were in one and not the other. Settling those before award kept the change-order log short.

  • Field verification. The curb run scaled from the plans was shorter than what was in the field; quantities were field-verified and the difference handled through the GC rather than absorbed quietly.

Why it matters for your project

This was Salem's first sitework package alongside its interior work, and it is an example of how we handle a GC relationship: clear scope boundaries, phased pricing, written exclusions and field-verified quantities. Mechanical, electrical, plumbing and fire-protection demolition is always excluded unless listed.
